Another residential extension planned for Walvis Bay

The municipal council management committee (MC) put forward a recommendation for the need and desirability of the establishment of a township and its incorporation on Remainder Portion 196 of Walvis Bay and Town Lands No1 during the last ordinary council meeting in June.

Council indicated it is seeking approval for the establishment of Walvis Bay Extension 19 in a report tabled by the acting chairman of the MC Paulus Kauhondamwa during the last ordinary council meeting in July.

The Remainder Portion 196 of Walvis Bay Town and Townlands No 1 represent an area within the Walvis Bay Town Lands currently zoned as “Undermined” according to the Walvis Bay Town Planning scheme.

The Portion is located on the South-Eastern side of Hermis within the Walvis Bay Town area bordered by Union Street to the west, Getrud Rikumbi Kadanga-Hilulika Road to the north and the municipal landfill site to the far-east.

During the ordinary council meeting, mayor Immanuel Wilfred emphasized that there are still a number of considerable challenges ahead before Farm 37 becomes a reality and thanked community members for showing patience and understanding in this regard during the last ordinary council meeting.

“Farm 37 is not just a file collecting dust on our selves. Council is doing everything it can to facilitate the shortening of some of the processes involved and the Town Planning Section is working around the clock to fast track the planning process of Farm 37 so that it can become a reality sooner than later.”

Councillors subsequently met with Erongo Governor Cleophas Mutjavikua to plan and pave the way forward with regard to the process.

With regard to the establishment of Extension 19, the MC proposed that the streets, municipal purposes, utility services, cemetery, public open spaces and government purposes be registered free of conditions, that the zonings as indicated on the layout plan be approved and requested that the Environment Division applies to the Environment Commissioner for and Environmental Clearance certificate.

In addition to that the Department of Roads and Buildings Control should also be authorised to make adjustments to the layout to meet the requirements of the provision of infrastructure and survey as may be required by the ministry of Urban and Rural Development.

According to the Walvis Bay Integrated Urban Spatial Development Framework (IUSDF) the site is predominantly indentified for future light industrial development. Apart from what is recommended by the IUSDF some parts within Portion 196 (as inland portions) are currently utilised for other land uses.



The MC also reported that 20 of 33 Light Industrial erven situated in Walvis Bay Extensions 12 and 14 were sold through public tender and recommended that the remaining 10 erven that were serviced to be sold by private treaty be subdivided at the discretion of council. The upset prices for the subdivided erven should then be determined at N$800 per square meter.

The erven were offered for sale by public tender as per council resolution item 2.7 dated 30 April 2016. One erf in Extension 12 was tendered on and sold for more than the upset price.
